Welcome to the meeting of the City of Fontana Planning Commission. A complete agenda packet is located in the binder on the table in the lobby of the Grover W. Taylor Council Chambers Fontana, CA 92335. To address the Planning Commission, please fill out a card located at the entrance to the left indicating your desire to speak on either a specific agenda item or under Public Communications and give it to the Planning Commission Secretary. Your name will be called when it is your turn to speak. In compliance with Americans with Disabilities Act, the Grover W. Taylor Council Chambers Fontana, CA 92335 is wheel chair accessible and a portable microphone is available.

Based on the information in the staff report and subject to the attached Findings and Conditions of Approval, staff recommends that the Planning Commission:
1. Adopt the Negative Declaration, direct staff to file a Notice of Determination;
2. Determine the vacation of the right-of-way for the alley conforms to the General Plan; and,
3. Approve Administrative Site Plan No. 12-031, Tentative Parcel Map No. 12-009, and Variance No. 12-002.

REQUEST:
An Administrative Site Plan (ASP) for site and architectural review of a 3,200 square foot Farmer Boys Restaurant and three (3) additional pads for a future shopping center totaling approximately 17,311 square feet of building area. Tentative Parcel Map No. 12-009 (TPM 19410) is a request to subdivide the parcel into three new parcels, and Variance No. 12-002 is a request for a landscape setback and wall variance on the south side of the project site.
LOCATION:
The project site is a rectangularly-shaped property consisting of one parcel (APN 0230-062-41) totaling approximately 3.0 adjusted gross acres, and is located at the southeast corner of Foothill Boulevard and Cherry Avenue, and having a frontage of approximately 650 feet on Foothill Boulevard and a frontage of approximately 200 feet on Cherry Avenue. The site is further identified as 14505 Foothill Boulevard.
