A. Master Case No. 19-135; Design Review Project No. 19-044; Tentative Parcel Map No. 20184 (TPM No. 19-022) - A request for review and approval of a Design Review Project for a proposal to construct an approximately 75,428-square foot logistics and distribution facility on approximately 3.62-acres of land, including approximately 7,540-square feet of two-story office; and, a Tentative Parcel Map for a proposal to consolidate two (2) parcels (APN: 0251-202-12 and -15) into one (1) parcel for the development of approximately 74,528 square foot logistics and distribution facility.

B. Master Case No. 18-087; Conditional Use Permit No. 18-025; Administrative Site Plan No. 18-041 - To review and approve a Conditional Use Permit to request the operation of a truck repair and registered vehicle storage facility within the Slover Central Manufacturing District (SCD) of the Southwest Industrial Park Specific Plan (SWIP). The zoning district requires approval of a Conditional Use Permit prior to operating a registered vehicle storage facility; and, an Administrative Site Plan request for site and architectural review for the truck repair and registered vehicle storage facility totaling approximately 6,300 square feet on the project site of approximately 2.4 adjusted gross acres. The facility is proposed with an office of approximately 1,225 square feet, with an outdoor break area of approximately 445 square feet, and 16 passenger vehicle parking stalls; the repair facility with part storage is approximately 4,540 square feet with four (4) service bays; and the registered vehicle storage incorporates 51 tractor parking stalls and 15 tractor trailer parking stalls.
