PUBLIC HEARINGS - PH-A Master Case No. 21-003; Tentative Parcel Map No. 20404 (TPM
No. 21-002); Design Review No. 21-001 - A request to merge
five (5) lots to construct an 177,660 square foot logistics and
distribution facility on approximately 7.37-acres of land.
RECOMMENDATION:
Based on the information in the staff report and subject to the
attached Findings and Conditions of Approval, staff
recommends that the Planning Commission adopt Resolution
PC No. 2021-___; and,
1. Adopt the Initial Study/Mitigated Negative Declaration and
Mitigation Monitoring and Reporting Program and direct staff
to file a Notice of Determination; and,
2. Approve Tentative Parcel Map No. 20404 (TPM No. 21-002);
and,
3. Approve Design Review No. 21-001

The applicant is requesting the Planning Commission review
and approve the following:
Tentative Parcel Map No. 20404 (TPM No. 21-002) is a proposal
to consolidate five (5) parcels (APNs: 0235-171-08, -09, -13,
-12, and -16) into one (1) parcel for the development of the
logistics and distribution warehouse facility.
Design Review No. 21-001 for the proposal to construct an
approximately 177,660 square foot logistics and distribution
facility on approximately 7.37-acres of land, including
approximately 10,000-square feet of two-story office space.
